{"id":188,"date":"2017-01-04T15:20:54","date_gmt":"2017-01-04T20:20:54","guid":{"rendered":"http:\/\/www.dinani.ca\/blog\/?p=188"},"modified":"2017-01-04T15:20:54","modified_gmt":"2017-01-04T20:20:54","slug":"why-not-buying-a-home-is-your-biggest-mistake","status":"publish","type":"post","link":"http:\/\/www.dinani.ca\/blog\/2017\/01\/04\/why-not-buying-a-home-is-your-biggest-mistake\/","title":{"rendered":"Why Not Buying a Home is your Biggest Mistake"},"content":{"rendered":"<div class=\"group-container \">\n<div class=\"group\">\n<p>While opponents of homeownership claim it&#8217;s &#8220;<a href=\"http:\/\/www.cnbc.com\/2016\/11\/04\/self-made-millionaire-dont-buy-a-home.html\" target=\"_self\">the American nightmare<\/a>,&#8221; self-made millionaire David Bach is doubling down on his faith in real estate. \u00a0He thinks that not prioritizing homeownership is &#8220;the single biggest mistake millennials are making.&#8221;\u00a0<a href=\"http:\/\/www.cnbc.com\/2015\/06\/02\/buying-a-home-dont-make-these-costly-mistakes.html\" target=\"_blank\">Buying a home<\/a> is &#8220;an escalator to wealth,&#8221; he tells CNBC.<\/p>\n<p id=\"inline_movable_ad\">\u00a0Young adults in particular <a class=\"inline_asset\" href=\"https:\/\/www.whitehouse.gov\/sites\/default\/files\/docs\/millennials_report.pdf\" target=\"_self\">aren&#8217;t hopping on this escalator<\/a>, and it&#8217;s a costly mistake, Bach warns: &#8220;If millennials don&#8217;t buy a home, their chances of actually having any wealth in this country are little to none. The average homeowner to this day is <em>38 times<\/em> wealthier than a renter.&#8221;<\/p>\n<p>The self-made millionaire is quick to say that the smartest investments he&#8217;s ever made have been the three homes he&#8217;s purchased. He tells CNBC: &#8220;I first bought a home in San Francisco. It skyrocketed in price. I moved to New York and bought another home. It skyrocketed in price. My net worth has gone up millions and millions of dollars, simply because I&#8217;ve <em>lived<\/em>.&#8221;<\/p>\n<div id=\"dart_wrapper_responsiverectangle\" class=\"dart_wrapper dart_ads_noniframe_responsiverectangle  badge-ad\"><\/div>\n<\/div>\n<\/div>\n<div class=\"group-container \">\n<div class=\"embed-container image\"><img decoding=\"async\" loading=\"lazy\" src=\"http:\/\/fm.cnbc.com\/applications\/cnbc.com\/resources\/img\/editorial\/2017\/01\/03\/104196554-Bach_Headshot_2.600x400.jpg?v=1483456538\" alt=\"Self-made millionaire and bestselling author David Bach\" width=\"600\" height=\"400\" \/><\/div>\n<div class=\"embed-container image\">Courtesy of David Bach<\/div>\n<div class=\"embed-container image\"><\/div>\n<div class=\"group\">\n<p>Bach argues that you have to live somewhere for the rest of your life, so you might as well invest in a home that you could own permanently.<\/p>\n<p>As he writes in &#8220;<a class=\"inline_asset\" title=\"http:\/\/www.barnesandnoble.com\/w\/the-automatic-millionaire-expanded-and-updated-david-bach\/1123809770?ean=9780451499080&amp;st=PLA&amp;sid=BNB_DRS_Core+Shopping+Books_00000000&amp;2sid=Google_&amp;sourceId=PLGoP62465\" href=\"http:\/\/www.barnesandnoble.com\/w\/the-automatic-millionaire-expanded-and-updated-david-bach\/1123809770?ean=9780451499080&amp;st=PLA&amp;sid=BNB_DRS_Core+Shopping+Books_00000000&amp;2sid=Google_&amp;sourceId=PLGoP62465\" target=\"_blank\">The Automatic Millionaire<\/a>,&#8221; &#8220;As a renter, you can easily spend half a million dollars or more on rent over the years ($1,500 a month for 30 years comes to $540,000), and in the end wind up just where you started \u2014 owning nothing. Or you can buy a house and spend the same amount paying down a mortgage, and in the end wind up owning your own home free and clear!&#8221;<\/p>\n<p>If you want to get in the game of homeownership, start by crunching the numbers, Bach says: &#8220;Actually do the math. Look and see what things costs, starting with the smallest options. This way, you&#8217;re really clear on your goals and you won&#8217;t just say to yourself, &#8216;I&#8217;ll never afford this.'&#8221;<\/p>\n<p>A good rule of thumb is to make sure your total monthly housing payment doesn&#8217;t consume more than 30 percent of your take-home pay. He also recommends having a down payment of at least 10 percent, though more is always better.
