The number of detached homes listed for sale today is the second lowest we\u2019ve seen in four years.\u201d<\/span><\/p>\n<p><span style=\"font-size: 14px;\">The REBGV covers from Vancouver to Maple Ridge and from South Delta to Whistler and the Sunshine Coast.<\/span><\/p>\n<p><span style=\"font-size: 14px;\">Total sales hit 1,913 last month, an 8.7 per cent increase compared to last January but a 9.6 per cent decline compared to December.<\/span><\/p>\n<p><span style=\"font-size: 14px;\">January\u2019s sales were 14.9 per cent above the 10-year sales average for the month.<\/span><\/p>\n<p><span style=\"font-size: 14px;\">New listings for detached, attached and apartment properties in Metro Vancouver were 4,737 in January, down 11.4 per cent compared to January of last year.<\/span><\/p>\n<p><span style=\"font-size: 14px;\">Total properties currently listed for sale on the board\u2019s MLS is 10,811, a 14.2 per cent decline compared to January 2014 and a 4.8 per cent increase compared to December 2014.<\/span><\/p>\n<p><span style=\"font-size: 14px;\">The MLS Home Price Index composite benchmark price for all residential properties in Metro Vancouver is $641,600, a 5.5 per cent increase compared to January, 2014.<\/span><\/p>\n<p><span style=\"font-size: 14px;\">During that same period, the benchmark price for a detached property increased 8.4 per cent to $1,010,000; the benchmark price of an attached unit increased 4.3 per cent to $479,600.<\/span><\/p>\n<p><span style=\"font-size: 14px;\">\u201cThe Bank of Canada\u2019s recent announcement to lower its benchmark interest rate is an important one for home buyers, sellers and owners to note,\u201d Harris said in the release.<\/span><\/p>\n<p><span style=\"font-size: 14px;\">\u201cA reduced rate could allow you to pay down your mortgage a little faster, save some money on your monthly payments, or change the amount you qualify for. It\u2019s important that you do your homework and understand how these announcements impact your situation.\u201d<\/span><\/p>\n<p><span style=\"font-size: 14px;\">The Fraser Valley Real Estate Board said that sales increased 10 per cent in January compared to January, 2014 and were down 21 per cent compared to December.<\/span><\/p>\n<p><span style=\"font-size: 14px;\">The benchmark price of a single family detached home in January reached $571,700, an increase of 3.5 per cent compared to last January.
