open house blog photoAs a homeowner, selling your home can be a stressful time.  As a Realtor my goal is to make the process of selling your home simple.  This is accomplished with clear communication, sound advice and years of Real Estate experience.

Understanding what Buyer’s are looking for is key to selling your home, I have learnt that most Buyers’ are looking for a “We are Home” feeling.  To help you, here are:

5 Tips to Create the Perfect Open House Atmosphere

1. Sight

The number one thing is to ensure your house is clean and organized.  You will also need to de-clutter and de-personalize; personal mementos like family photos should be taken down or replaced with art work.  Your Realtor may be able to assist you with this step. You will want to make sure sight lines are clear and that windows let in as much natural light as possible.  Extra lamps or lighting will help in dark areas of the home.  Remember not to use closets as storage, as interested Buyers will want look at closet space.

 2. Sound

Make the buyers feel relaxed with ambient sounds or by playing subtle music in the background to set the mood.  Alternatively, if you live in an area where birds are prevalent (and there isn’t much noise from traffic) open the windows to let the breeze and sounds of nature allure.  Indoor or outdoor waterfalls are also a great way to create a pleasant atmosphere. 

3. Smell

Every home smells different; it is important to neutralize odors.  Ensuring your house is clean is an essential ingredient to de-odorizing.  Lighting some scented candles will leave a pleasing aroma– choose a comforting scent and make sure you blow them out before viewers arrive.  Or bake some goodies, your home will smell appetizing throughout – you can even leave the treats out for guest to sample!

The goodies that you baked and some beverages are a great way to make viewers feel at home.  Alternatively, you may opt to have your open house catered with sandwiches, salads and bottled or canned beverages.  Buyers will leave satisfied and thinking about your home.

5. Touch

Your realtor can prepare a brochure or display copies of the listing sheet, for buyers to take.  If your realtor has branded notepads or pens, it may be a good idea to leave them out so Buyer’s can take notes; anything that will keep your home top of mind once they leave.
